Facilities Director

SUMMARY:
- Supervises day-to-day Facilities operations, including Custodial and Maintenance units as well as any outsourced vendor used in these areas.
- Oversees all Facilities employee management including recruitment, screening, training, supervision, compensation, discipline and termination. Prepares weekly/monthly attendance sheets and timecards along with annual vacation schedules. Recommends annual compensation values.
- Tracks hours and needs associated with outsourced custodial services staff. Schedules extra time, as needed, for weekly and special projects.
- Works alongside Director of Real Estate and Capital Projects to coordinate and manage facilities projects and other related issues.
- Maintains physical plant and overall general climate control of buildings.
- Supervises purchasing and maintains inventory control of all physical supplies and equipment.
- Coordinates and oversees storm/emergency crews.
- Develops annual operating budgets.
- Monitors and controls Facilities budgets on a monthly basis.
- Provides regular updates on Facilities priorities and productivity as they related to approved annual goals and budgets.
- Coordinates and schedules crews for special projects and special events support coverage.
- Oversees contracts for cleaning services and periodic work as needed, obtaining competitive bids; ensures that NEC obtains the best quality service for the best price.
- Develops and maintains a preventative maintenance and equipment replacement cost schedule. Uses the schedule as the basis for proposing annual capital priorities and budgeting.
- Works with NEC Trustees Committees, including Facilities, Institutional Master Planning, or other committees as assigned.
- Other duties as assigned.
QUALIFICATIONS:
- Professional school training and a minimum of five (5) years experience in Physical Plant Management required.
- Significant and progressively responsible experience in physical plant management, preferably in an academic environment.
- Strong interpersonal and management skills; ability to establish and sustain a positive work force comprised of contract and internal staff. Demonstrated success in inspiring teamwork and acting as a positive role model.
- Previous budgetary and project management experience required. Ability to manage multiple priorities and projects while meeting deadlines.
- Strong working knowledge of custodial services and maintenance and repair of building systems, including: electrical, ADA access, HVAC, plumbing, etc.
- General knowledge and understanding of health and safety codes, energy conservation, utility management and procurement; expertise in building code requirements; hazardous waste management and disposal.
- Knowledge of energy control systems (DDC) – [L&GP Systems and Alerton Controls]
- Ability and willingness to work nights and weekends as necessary.
- Employee must have strong communication skills and be able to relate to other people beyond giving and receiving instructions: works well with co-workers or peers without exhibiting behavioral extremes; performs work activities requiring negotiating, instructing, supervising, persuading others as well as general communications; and responds appropriately to criticism.
